AAA Baseball Is Coming To Reno
DMD has the slide show and other details. Again, the one part of this whole deal has me unsure because I don’t see it in the details. Maybe DMD can help us out? Is there a requirement for the developer to actually develop any of the ball park district other than the stadium? For me, that’s the most important part of this deal–to see the entertainment infrastructure built downtown, whether the baseball team is a success or not. Can the developer build the stadium and then back out of the rest of the deal because of a lack or resources? If they do, does ownership of the baseball district retain the undeveloped land surrounding the stadium?
Other items of interest in the deal; the Siena is required to develop the vacant lot west of the Artists Lofts within four years, a plot of land that’s been a trouble spot for riverside development, and just in case you were worried, the city has it on paper that the name of the stadium cannot be “offensive.” Perhaps they’re afraid its proximity to the Men’s Club will rub off on the developer and they’d want to name it something like the Hardwood Stadium? Oh, and the Siena is taking on the liability for the Men’s Club.

HI Myrna! In one of the baseball meetings I attended, they mentioned the development agreement will apparently require the developer to complete retail development in two separate 3-year increments but what is required to be done in the first three years vs the second three years was not identified.
We know that the current RTC Citi Center isn’t moving for a while (one of the properties they are giving to the developers), the new RTC Station isn’t slated to be done until 2010, so that leaves the Bowling Stadium retail area and the lots directly across the street from the stadium. I would imagine those areas will be developed in the first three years.
What’s REALLY interesting is all the ‘options’ such as these http://www.cityofreno.com/Modules/ShowDocument.aspx?documentid=5876 all show ’stuff’ on the Waterfront Property, whether it’s a high rise or retail, and it changes from option to option, so it makes one wonder how involved the Waterfront Property people are.
I can live with that. In fact, that could mean that by 2011, the vacant lot west of the Artist Lofts and hopefully the lots across the street from the new stadium will be filled with useful structures. That would be excellent!
