Global Credit Markets: How Big is this Mess?

Last week the Telegraph UK ran an article about the Royal Bank of Scotland’s recent red-alert to investors on the state of global credit. They are predicting a full-scale stock and credit meltdown as central banks worldwide are paralyzed by inflation. I know to some this may sound extreme, but the article make some good [...]

Lake Tahoe Luxury Tour

Tomorrow Chase International is hosting its annual Lakefront and Luxury Estates Tour from 10 am - 5 pm. This is a big event up at the lake, attracting media from throughout the west coast, where you can see some gorgeous homes rarely opened to the public. Guy, JoAnn and I invite you to take a [...]

Solds by Neighborhood: Where’s the Action?

Calls, showings and open escrows seem to be way up in our office these last two months. Something JoAnn said to me about the popularity of her lower end listings, plus what I’ve been seeing the numbers lately prompted me to take a look at neighborhoods around town by different price bands to better understand [...]

Fun Househunting Tools

Thanks to Mike from Downtown Makeover for pointing this out: Google Street View is now in Reno, and it’s flipping amazing. Just go to Google Maps, type in an address, select street view, and voila, you’ll see the subject property in a 360 view that shows the entire street, the neighbors, their cars, whatever. So [...]

Moving to Marin

Or it could be Orinda, Montclair or maybe San Mateo. But the point is, my family and I relocating back to the Bay Area. The hubby’s small company is doing great, but it’s based in San Francisco, and telecommuting is no longer working. We have to go back.
But don’t worry, the blog will go on [...]

Reno Sparks Real Estate Market Update

Sales in May 2008 were off 24% from the year prior, again. Activity in the under $300K range held steady with 10 months of inventory and a significant jump in pendings from 490 to 570 (237 of which are short sales). The $300K-500K range lost a bit of ground, bumping up to 15 months of [...]

Off Topic: Riding the Flume

Here’s something different from a random reader who stumbled across our little world on the internet, reprinted with permission… The strange result of a cheesy amateur video I once posted on YouTube. Enjoy!
Hello Diane — This is probably an unusual email. I just Googled South Verdi Road, Reno Nevada, and came across your video about [...]

The Rental Chain

I have a client who bought a brand new home in South Reno in 2005. At the time we thought she was getting a great deal in a great location at a 2004 price, thanks to some flipper that fell out of contract with the builder because he couldn’t secure another buyer fast enough. So [...]

According to Zillow’s latest Home Value Report, home values in Reno decreased 16.5% in the first quarter of 2008, compared to the first quarter of 2007. Nationally, single-family home values decreased 7.5% while condo values declined 9.0% during this same period. See map and download report.

Reno Sparks Residential Market Update

Sales in April 2008 were off 24% from the year prior, but activity in the low end continues to improve. The under $300K range decreased to 12 months of inventory with another big jump in pendings from 370 to 490. The $300K-500K range came down to just over 12 months of inventory showing improved activity [...]

Preliminary April Numbers

Just a little taste of what happened last month… 336 homes sold at an average $310,925 after 151 days on the market. 4,269 still for sale. The median price was at $263,169. Remember, I include manufactured home classifed as real property. The detailed report should be done soon.

No Point in Posting…

…Because all the great conversation is happening in Mikey’s last post. Scroll down and check it out… It’s one of the best, most informative comment threads I’ve ever seen on this blog, including lots of new faces never before seen. Sure, I’ve got a ton of poignant, economic fallout posts courtesy of voracious reader, Reno [...]

Life in the Land of Earthquakes

First of all, I thought when I moved from Northern California to Nevada, where nothing ever happens except for Vegas, where whatever happens there magically stays there anyway… I would completely leave the whole Bay Area earthquake thing behind. Turns out, Nevada is the number three state behind Alaska and California for earthquake activity, which [...]

Ripples in Our Local Market

Is it just me, or does the 5:30 commute on 395 from South Reno to I-80 seem lighter to you these days? Yesterday I had lunch with some colleagues at a an upscale restaurant in South Reno. I arrived at noon and ended up waiting a half hour as the rest of my party was [...]

You Don’t Need to be a Baker to Know What a Good Cake Tastes Like!

[Smarten originally posted this on Chase Nation. Since it was not specific to the conversation about Reno-Tahoe real estate and more of an industry piece, we had to make it visible to friends-only over there. However it’s a great little post challenging our entire current commission structure, making it perfect fodder for the free-for-all we have going on [...]
